The study begins by noting that the analytic and synthetic procedures used for the woodland valuation do not always ensure the right appraisal value for theoretical and practical issues. Therefore, we propose the use of Market Comparison Approach (MCA), which is based on the characteristics appraised by market, although it analises small survey samples. Despite some limitations (few observations, need of spatial and temporal homogeneity and proximity among comparables in the market segment), this procedure is a viable alternative to other approaches which, to date, have been widely used in the woodland valuation.
